We include as much as a venue reasonably can so you can focus on personal touches—and avoid surprise rentals.

Included: Exclusive property access (typical 12 hours on the wedding day), on‑site coordinator, tables & white Chiavari chairs (within capacity), extensive in‑house décor inventory (signs, easels, table numbers, arbors/backdrops, lanterns, etc.), getting‑ready amenities (irons/steamers, emergency kit), Wi‑Fi, standard setup and cleanup (including trash removal).

Optional Enhancements: In‑house bartenders (required if serving alcohol), extra venue staff (servers/bussing for non‑traditional catering), on‑site accommodations (up to ~14), Extra Party Hours, Late Check‑Out with Brunch, elevated planning/design support. Not Included (you'll choose vendors): Catering/food service, linens/dinnerware/glassware, tents/stages/extra lighting if needed, DJ/band/AV, florals, planner (beyond our included coordination), guest transportation, officiant, and personal décor. What’s included with the venue rental?

Do large events require a tent?

Events above ~120 guests for seated dinner typically require a tent and may need permits. We’ll guide you on sizing, layout, and trusted rental partners.

Who handles setup and cleanup?

We handle venue setup/breakdown and heavy cleanup. Your caterer/crew handles place settings and table service; you/your vendors gather personal items and rentals for pickup.

Can we add a brunch or extend the party?

Yes—ask about Late Check‑Out with Brunch and Extra Party Hours. We’ll align staffing, bar service, and logistics to fit your plan [Insert link placeholder].

Any hidden venue fees?
